The Podere San Michele farmhouse (201 sqm) is furnished in a rustic and comfortable style.
It has a large garden with pergola and bbq. It also offers a beautiful swimming pool with Roman steps (12 × 6 m) and a sun terrace.
The villa is spread over two floors and can accommodate 10 people (up to 12 on request). It is also equipped with a washing machine and dishwasher.
The two apartments can be connected via an internal door between the two kitchens.
The Villa can be rented in whole or you can rent a single apartment for 6 or 4 people.

YOU MUST KNOW
To guarantee the reservation, the property will contact you with information regarding the payment of a 30% deposit by bank transfer. This deposit is non-refundable and must be made within 5 days from booking.
Final cleaning is included in the price, while heating costs will be charged based on consumption.
The structure is not served by public transport. You are therefore advised to reach it with your vehicle.
Please inform Podere San Michele in advance of your expected arrival time. This can be noted in the Special Request box when booking, or by contacting the property using the contact details found on the booking confirmation.
A security deposit of EUR 300 is required on arrival. You can pay in cash. You should receive a refund at check-out. The deposit will be refunded in full in cash after a check on the state of the accommodation.
The pool is not available from Mon 01 Oct 2018 to Fri 31 May 2019
The property is not available for hen / stag parties or similar.
At check-in guests must show photo ID and a credit card. Please note that Special Requests are subject to availability and may incur additional charges.
You must pay before arrival by bank transfer. After booking, the property will contact you to provide instructions.
INCLUDED IN THE PRICE:
Weekly linen, final cleaning, water, electricity and heating.
NOT INCLUDED IN THE PRICE:
Tourist tax (€ 1.50 for adults over 12 years, for the first 5 days from March to October.)
LENGTH OF STAY:
– Minimum stay 2 nights from March to May and from September to December.
– Christmas and Last of the year, only weekly stay.
– Closed on February.
– June, July and August only weekly stay for the whole Villa.
ARRIVAL AND DEPARTURE TIMES:
Check in between 4:00 PM and 8:00 PM.
A different arrival time from the one indicated must always be agreed with our staff in advance.

The payment of the balance can be boath in cash in the structure on arrival or by bank transfer 3 days before arrival – 6 days in advance for foreign transfers.
CANCELLATION OF BOOKING:
No refund for cancellation within 15 days
before arrival.
Refund of 50% for cancellation from the fifteenth to the thirtieth day from the arrival.
100% refund for cancellation 30 days before arrival.
TERMS OF PAYMENT:
Payment by bank transfer (bank details will be provided upon confirmation of booking).
Cash payment upon arrival.
GENERAL CONDITIONS:
A deposit of € 300.00 in cash may be requested upon arrival and returned upon departure, after checking the state of the apartments and of the structure.
